Property Managers: Bill 119 and how it affects you

Under new legislation, Bill 119, independent operators, sole proprietors, some partners in a partnership and some executive officers who work in construction are required to have and verify WSIB coverage. A major change, under Bill 119, is that independent operators (single man crew) will now be required to have WSIB coverage. This means that as a Property Manager it will be your responsibility to obtain and verify valid WSIB certificates from all construction trades and contractors. No matter the size of the work or the contractor WSIB coverage is required. It is equally important, for Property Managers, to make certain the insurance certificates provided are current and valid on a regular basis. Bill 119 will be put into effect starting January 2013. This gives all contractors less than one year to comply with the new legislation without penalty. After January 2013 it will be your financial responsibility to pay any unpaid premiums if you hire a contractor that is behind on payments. Failure to comply will result in substantial fines up to $25,000 for individuals and $100,000 for corporations.
